Q: My Realtor make us sign a agreement that we can only work with her. But I did not see any charges on it. I was talking to a friend and she told me she was getting charge for this services. I started to wonder how Realtors get paid and if we have to come with some money at the end for our Realtor.

I am assuming you are referring to residential properties and are asking about your signing of a buyer broker agreement. Typically, in residential sales, the selling broker (your agent) is paid through what is known as an offer of cooperation in our MLS system made by the listing broker. In many areas, this is known as a selling office commission. In some cases, depending on how your buyer broker agreement is worded, you might be paying a percentage or a flat fee if your agent finds a property that is not in the MLS system. If you are unsure as to what you have signed, please contact your Realtor and ask him/her for further explanation.

A: Why don?t you ask her? I am an exclusive buyers agent and I do not ask my clients to pay me. There is a built in fee in the price that goes to the agents. If you don?t have your own agent, the other agent gets it all in most cases! Some buyers agents do ask for a minimum amount if the fee is not enough. It should be spelled out in the agreement.
